As stated in an announcement by the Federal Reserve, "financial institutions are obligated to have effective, objective real estate appraisal and evaluation programs," and that appraisers completing reviews have to "have the familiarity and skillfulness to evaluate compliance with the Federal Reserves appraisal regulations and guidelines." Timeline Appraisal Services, LLC provides appraisal review services that are unbiased, expert, professional and in line with the Federal Reserve's regulations.

Appraisal reviews "have to find out whether the appraisal or evaluation is well-suited for the transaction, the risk of the transaction, and whether the means by which the collateral valuation is collected guarantees independence and quality," the Federal Reserve says. In addition, they "should signify whether the appraisal or evaluation report is compatible with the letter of engagement, which sets forth the scope of the appraisal assignment." Lastly, the Federal Reserve states that "some financial institutions add regular reviews with post-funding evaluations of appraisal quality for a number of their high-risk or larger-value contracts as a means to help in addressing valuation disputes."
